Home buyers look at many different houses on the internet before choosing one to call their home. Homes that are staged are more likely to attract that buyer by an emotional attachment with the house. They have an "expectation" because of HGTV and the internet and are willing to pay quite a bit more for a house that looks more like a "model home".

What is professional staging?
Professional Home Staging is preparing a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging. Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, and while your Realtor may be successful, they do not have the time nor trade resources to properly stage a home.
How much does it cost?
For as little as a couple hundred dollars you can have a detailed list of what you can do to maximize the value of your home! Call me to come out for a consultation and together, we will prepare that detailed list for you if you want to do it yourself. Otherwise, we can discuss our options with how much needs to be done. Remember, it will not be as much as your first price reduction.
The housing market is good, so why do I need to stage?
Your house may sell quickly in a good market, however, it doesn’t mean it sold at the amount it would have sold for had it been professionally staged. Why can't I just stage my own home?
As home sellers, we are sentimental about our surroundings. We enjoy seeing pictures of our family and we are familiar with having all our stuff around us. We are accustomed to the way it looks and probably haven't changed it in years. If you cannot see something objectively, it would be difficult, if not impossible, to market and package it effectively. Not to mention, a huge majority of home sellers don't "stage" homes everyday for a living. Can't home buyers use their imagination and look past my stuff or empty rooms?
Only a mere 10% (or less) of home buyers can actually visualize the potential of a home. Most of these folks are "investors" or "flippers" who will offer you the absolute lowest price on your home. Having a vacant home professionally staged is so important because buyers cannot visualize size and scale in an empty room. Furniture helps to give them a frame of reference, even if it is just a chair and table.
